Fix & Flip hard money loans for real estate investors who buy rehab and sell or refinance
1-4 family houses, condos & town homes as a business. Short Term hard money loans require little to no documentation. The strength of the deal determines approval. Typically deals that are 70% of the After Repair Value minus repairs will be approved. (i.e. if the After Repair Value is $200,000, funds available for purchase and rehab will be $140,000) Usually the buyer will be required to bring points, fees, and closing cost to the table. Non-owner occupied loans only.
 
Closing only in LLC or Corp name.
